Finishing only — for a shell that's already built, by Constrak or another contractor.
For a project whose shell is already built or under way with another party, we execute the finishing stage on its own, under a scope spelled out item by item — with the same scope-before-price discipline as every service we offer.

01Finishing scope
What does finishing cover?

Finishing scope is confirmed item by item after a technical review of your drawings, specifications, and the existing shell's condition — not a shorthand per-square-meter number that doesn't say what it covers. The categories below are examples of common finishing work areas; each item's exact classification (labor-only or with-materials) is set inside the quotation before signing.

Interior finishes
- 02
Exterior finishes & facades
- 03
Electrical & plumbing finish-out
- 04
Doors & windows
- 05
Painting & interior insulation
02Finishing stages
Specification Becomes Space
Finishing starts from a shell that's already built — not from zero. From that point, each stage turns a written specification into something actually executed on site, following the same scope-quotation-execution-inspection sequence used across every project we run.

Specification
Drawings, specifications, and the existing shell's condition are reviewed and turned into a scope spelled out item by item — the same Scope & Quotation stage used across every service we offer.
03Specification
The finish-scope board: vague to precise
A vague term can mean almost anything; precise fields commit to one verifiable reference that leaves no room for interpretation. Select an item to compare both.
Common wording
High-quality interior finishes
"High quality" doesn't fix the brand, the model, or the color code — it can mean dozens of products at very different prices and specs.

05Before the quotation
Before finishing begins

Because finishing usually starts where another party left off, we review these points before any quotation:
- 01
The existing shell's actual condition against the approved drawings
- 02
Completeness of the permit and drawings
- 03
Any remaining shell-stage work that affects when finishing can start
06Questions
Frequently asked questions about finishing
What files are needed for a price quote?
The permit, approved drawings, and a bill of quantities if one exists, plus the land location and built-up area. We first confirm the files are complete, then determine whether the technical review needs a site visit before we issue a quote.
Can you take over a project another contractor started?
Yes — that's exactly what stalled-project rescue is for. We first document what's been built, visible defects, and remaining work through a site visit, then issue a condition report before any offer to continue.
How are payment milestones structured?
Each payment is tied to a defined execution stage and completion evidence agreed in the contract, not a calendar separate from actual progress. No payment is requested without verifiable work behind it.
How are change requests handled?
No change begins before its effect on price and schedule is documented in writing and approved by the owner. This protects both sides from later disputes about what was actually agreed.
