Questions and answers
What files are needed for a price quote?
The permit, approved drawings, and a bill of quantities if one exists, plus the land location and built-up area. We first confirm the files are complete, then determine whether the technical review needs a site visit before we issue a quote.
Do you offer labor-only and with-materials structural shell?
Yes. Labor-only means the owner buys materials per the agreed scope while Constrak handles labor, organization, and execution. With-materials means Constrak supplies materials and executes per clear specifications, quantities, and payment terms. The scope matrix below spells out the difference item by item.
Do you work outside north Riyadh?
Our current focus is Riyadh projects. For a project outside our usual radius, include the location in your project files and we'll confirm whether we can take it on before any commitment.
Can you take over a project another contractor started?
Yes — that's exactly what stalled-project rescue is for. We first document what's been built, visible defects, and remaining work through a site visit, then issue a condition report before any offer to continue.
Who buys the materials?
It depends on the agreed scope: the owner buys under labor-only, Constrak supplies under with-materials. This is spelled out item by item in the quotation before signing.
How are payment milestones structured?
Each payment is tied to a defined execution stage and completion evidence agreed in the contract, not a calendar separate from actual progress. No payment is requested without verifiable work behind it.
How are change requests handled?
No change begins before its effect on price and schedule is documented in writing and approved by the owner. This protects both sides from later disputes about what was actually agreed.
Do you provide design and regulatory approval?
Constrak is a construction and execution establishment. Where regulated design or approval services form part of a project, they are carried out and certified by an appropriately licensed engineering office under a clearly defined scope and agreement.
Can the owner follow the project remotely?
Yes, through a periodic progress report documenting completed work, photos, decisions needed from the owner, and materials received — so the owner knows what's done and what's behind schedule without constant site visits.
How long does the file review take?
Constrak confirms the submitted files are complete during business hours, then schedules the technical review or site visit depending on the project's complexity and how complete the drawings are.
Is there a site visit before pricing?
For projects that need field verification, yes. The site visit surfaces items the drawings alone don't show -- like visible soil conditions or site access constraints -- before a final quotation is issued.
How is the project duration determined?
Duration comes from a clear schedule inside the quotation, built on the actual scope of work and construction sequencing -- not a bare number of months with no stage-by-stage detail.
