Services · Structural Shell

Structural shell isn't just a per-square-meter number.

Each option's scope is spelled out item by item — what Constrak includes, what the owner supplies, and what needs a site visit before it's confirmed.

01Two ways to build the shell

Labor-only or with materials: the difference is written down before pricing.

In both options Constrak executes on site; what changes is who supplies the materials, and how each scope item is classified.

  • Labor only

The owner buys materials per the agreed scope; Constrak handles labor, organization, and execution.

  • With materials

Constrak supplies materials and executes per clear specifications, quantities, and payment terms.

03Scope matrix

Why does structural-shell scope differ from one quote to another?

Most late-stage structural-shell disputes come from an item that was never mentioned, not one that was disputed. The scope matrix below spells out every major item across both labor-only and with-materials before any commitment.

Before pouring

No structural element is poured before its formwork and reinforcement are checked against the approved drawings.

04Build sequence

The build sequence: from excavation to slab

The same stage order shown in the section above, with the mandatory quality hold points embedded at their real place in the sequence.

06Questions

Questions about the structural shell

What files are needed for a price quote?

The permit, approved drawings, and a bill of quantities if one exists, plus the land location and built-up area. We first confirm the files are complete, then determine whether the technical review needs a site visit before we issue a quote.

Who buys the materials?

It depends on the agreed scope: the owner buys under labor-only, Constrak supplies under with-materials. This is spelled out item by item in the quotation before signing.

How are payment milestones structured?

Each payment is tied to a defined execution stage and completion evidence agreed in the contract, not a calendar separate from actual progress. No payment is requested without verifiable work behind it.

Is there a site visit before pricing?

For projects that need field verification, yes. The site visit surfaces items the drawings alone don't show — like visible soil conditions or site access constraints — before a final quotation is issued.
